Kentucky REALTORS®, the largest professional association of REALTORS® in the Commonwealth, recently released housing market data for May 2026, showing that the total volume of real estate sold for the month was $954.68 million.

- Total number of listings sold: 3,055, down 32.6% YoY, down 34.7% MoM

- Days on the market: 18, up 5 days YoY, up 1 Day MoM
- New listings: 4,370, down 36.4% YoY, down 51.4% MoM
- Months of supply: 5.3
“May’s housing data reflects a market that is continuing to find balance,” Kentucky REALTORS® President Ann Elizabeth Delahanty said. “While sales activity slowed compared to April, inventory levels increased to 5.3 months of supply, giving buyers more choices and greater flexibility than we’ve seen in recent years. That’s an encouraging sign for families who may have felt sidelined during periods of limited inventory and intense competition.”
Sales volume in May is down 36.8% month-over-month (MoM). Total listings sold (3,055) decreased 34.7 percent MoM, while new listings (4,370) dropped 51.4 percent MoM.
The median sales price remained relatively stable at $275,000, decreasing less than one percent year-over-year. Homes spent an average of 18 days on the market, matching April’s pace despite a notable increase in available inventory.
Kentucky REALTORS® reports 5.3 months of supply available across the state, up from 3.8 months in April. Inventory is calculated monthly by taking a count of the number of active listings and pending sales across Kentucky on the last day of the month. Anywhere between four and six months of inventory is considered a steady market.
“Inventory levels are now firmly within the range of what many housing experts consider a healthy market,” Kentucky REALTORS® CEO Josh Summers said. “Buyers have more opportunities to compare properties and make informed decisions, while sellers who price and market their homes appropriately are still finding success. The data suggest we’re moving toward a more sustainable environment that benefits both sides of the transaction.”
